About Daniel

Daniel is a Senior Associate in our Real Estate and Construction team with six years’ post‑qualification experience. Prior to his admission, Daniel worked as a Conveyancer for twenty years in the ACT market. He specialises in large‑scale projects, complex developments and high‑volume transactional work.

Daniel has advised on a broad range of residential and commercial acquisitions and disposals, and brings significant expertise in managing major greenfield developments. His experience includes preparing finance certifications and due diligence reporting, as well as delivering developer‑focused work such as community title and unit plan registrations, and managing both off‑the‑plan and post‑registration sales.

Daniel is known for his ability to work quickly and efficiently under pressure while maintaining exceptional attention to detail and a strong focus on client outcomes. He thrives on large, complex projects and takes a holistic, solutions‑driven approach to consistently achieve the best results for his clients.

Experience

  • Property Development
    • Acting for large developers in relation to a range of complex matters, including stratum subdivisions, refinancing of residual development stock, master contract preparation, mortgagee sales, and inter-group corporate restructure transfers, in addition to high volume residential sales.
       
    • Acting on a complex development which consisted of 12 individual unit blocks within a community title scheme.  The role was to act on all aspects of the development, including financing, subdivision and works-approvals, as well as undertaking the approximately 320 conveyances involved.  As one of the most complex developments undertaken in Canberra in recent times, it was a test of, but also a testament to, the skills of all involved.
  • Services Australia

    Working as one of three providers on the panel for the Services Australia 'Home Equity Access Scheme', which is a form of reverse mortgage provided by the Australian government. This work involved the registration of caveats and statutory charges in every Australian state and territory, as well as the subsequent withdrawals of the caveats or charges as required. Due to changes in government policy, the volume of work done under this engagement increased dramatically, to the point where the annual volume was around 2,500 caveats/charges and withdrawals. This necessitated the streamlining of all processes involved with these matters, and embracing technological advances such as electronic lodgements wherever possible.

  • Retirement living provider

    Acting for a retirement living provider with four villages in the ACT, this role involved a high volume of time-critical work, primarily for the loan and licence of established units, newly-released developments, and recently completed buildings. The client had previously performed this work in-house, but due to the volume of work involved, they decided to engage external solicitors to undertake it.  A number of updated processes were implemented for this work to ensure the client's strict timeframes could be met, and in a cost-effective manner.

  • Commissioner for Social Housing

    Acting for the Commissioner in its ongoing turnover of public housing stock, including standard purchases and sales, sales to tenants and 'shared equity' sales.

  • Public Housing Renewal Taskforce

    Assisting the taskforce in achieving its target of substantially increasing and renewing public housing in the ACT.  The role involved acting on the purchase of both existing properties as well as development sites for the construction of new properties, providing advice on building contracts where appropriate, and the transfer of the properties to the Commissioner for Social Housing once the acquisition (and construction if required) was complete.

  • Suburban Land Agency (SLA)

    Acting for the SLA in the Taylor Stage 1 and 2 land releases, which involved the sale of over 260 single residential blocks via ballot, 5 multi-unit sites via request for tender, as well as various sales via auction and over the counter.  Advising on all aspects of the land release program to manage the processes both in the lead up to and on ballot days, and running the resulting conveyances through to completion.  As part of the engagement, a number of changes to the practices previously used were implemented in order to substantially streamline pre-ballot conflict checks, the generation of contracts at ballot days, and the generation of required documents for settlement.
